The offshoot of a residential and commercial architectural firm started in 1982, Cashiers Home Inspectors, LLC is a legally licensed residential inspection business, authorized to conduct business by the State of North Carolina Home Inspector Licensure Board (NCHILB) through its licensed individual. The Board members are appointees selected by the NC General Assembly and the Governor and were initially appointed prior to August 1, 1995. This means that the current organization has only been in existence for approximately 16 years as of the date of this webpage writing. That’s a young organization and having house inspectors from other trades and professions is of substantial assistance to the effectiveness of a home inspector. In other words, not all residential inspectors are created equally. They all have varied backgrounds.
Some inspectors are former or current air-conditioning contractors, General Contractors, electrical contractors, handymen or possibly have no previous residential inspection background. It is a very complex procedure: inspecting a house, and it takes someone with a great deal of experience with all aspects of residential features to conduct a good inspection. Engineers (structural, mechanical, electrical, civil) can make good inspectors. But what profession might know the most about houses? How about licensed registered architects? These are the people that are licensed by law to design houses and commercial facilities. Who better to inspect a residence than an architect; the only licensed professional with the experience, education, training and ability to best design a house? As a matter of fact, per NC General Statutes and NC Administrative Code, section 143-151.51(5)c., one of the 3 professional backgrounds allowing a person to become a licensed residential inspector is an architect. This CHI website is not intended to market architectural services in any way; only home inspection services. Disclosure of the architect behind the company is merely for informational purposes.
CHI (Cashiers Home Inspectors, LLC) is dedicated to providing the most professional residential inspections possible. CHI has a detailed checklist of items to observe when they visit a house. Dozens of items are on their Master Residential Checklist. Every item is reviewed, to see if it applies, when walking through each new location. A routine inspection can amount to 30 pages or more in the report, depending on size, features and complexity. Each division of work has internal subdivisions, further dividing related categories down into specific items. The point of mentioning this here is to share with you part of the organization of CHI’s report format. #1: the report has certain requirements stipulated by NC law. #2: CHI organizes and formats its work and numbers each line item per a detailed organization, so that everything required by law and related items are grouped appropriately.
